| Database |
This site uses a database of information which has been posted by
landlords. It is a widely used method of storing data on a computer in an orderly manner
so that it can be accessed by visitors to the site. The smallest element of data is called
a field. |

| Memo field |
A space on a listing form which can contain any information a landlord
wishes to provide about a specific property. Typical items for the memo field would be gas
or oil heat, moving in allowance, distance from a well known landmark, etc

| Sublet |
A sublet occurs when a person already renting a house for example then
rents a room and associated accomodation to another tenant. Some leases do not permit
sublettting. |

| Duplex |
a building consisting of two separate family units. |

| Townhouse |
a two or three story dwelling, typically in a complex of other such units.

| Apartment |
a room or suite of rooms to live in that is one of a number of such units
in an apartment building or house. |

| Condo |
short for condominium which is one of the units in a multiunit building or
development where each such unit is separately owned but shares the land and some
improvements in common. |

| Security Deposit |
A deposit required by most landlords to be used to defray the cost of
repairing damage to a rental property during a tenancy.
Typical Virginia State Rules :
A security deposit may be applied solely by the landlord to payment of overdue rent and
the amount of damages, less reasonable wear and tear, inflicted on the dwelling. A
landlord may not require a deposit of more than the equivalent of two (2) months rent. The
landlord must return the deposit along with an itemized written notice of any deductions
within 30 days after termination of residency. |

| Lease |
When used as a verb it means to rent.
When used as a noun : The lease is an agreement between the tenant and the landlord;
it may be written or spoken. If there is no written lease, the property is usually being
rented from month-to-month, and tenant must give at least 30 days written notice before
he/she leaves.

| Section 8 |
Under Section 8 a qualified low income renter gets a voucher from the
local housing authority and takes it to a private landlord willing to accept it. The
tenant pays no more than 30% of his income in rent and the government picks up the rest.
This means that the apartment is compliant with the Federal section 8 program and
that the landlord will accept those vouchers. Landlords can choose not to accept section 8
vouchers |

A session is defined as the period of time between signing
onto the landlords home page and signing off of that or any other page. Within the
session time period, data can be added, deleted or edited. |

Typically a computer where data is stored and made available to clients
who have a web browser and an internet connection. |
